TOPEKA (KSNT) – With storms possibly moving into northeast Kansas this week, experts say homeowners should take a few simple steps now to prevent costly water damage.
As rain moves through the forecast, homeowners may want to double-check their drainage systems to avoid damage when storms hit.
Dan Chavez, president of Chavez Inc., says one of the most important ways to protect a home during heavy rain is to ensure water drains properly away from the house.
That means keeping gutters, downspouts and sump pumps clear so they can move water away from the foundation.
“As homeowners, it’s a panic to think about water damage and water coming into our basements,” Chavez said. “But if we don’t have that drainage system working properly, then we could get in a situation where we have foundation issues.”

If drainage systems become clogged or backed up, the damage can add up quickly.
Chavez said he has worked with a homeowner who faced about $25,000 in damage because their drainage system was not working properly.
“Not necessarily a light rain, but when it’s a pretty good rain, go out and make sure that everything is working the way you think it’s working, because many times it’s not,” Chavez said.
If homeowners notice small amounts of water entering their homes, Chavez recommends removing excess moisture quickly, even using pressure with a towel to absorb it because mold can begin to grow in as little as 24 hours if moisture is left sitting.
Chavez recommends checking drainage systems at least once a year, or more often for homes with multiple trees that can clog gutters and drains with leaves.
